The Architectural Control Committee (ACC) is responsible with regulating the aesthetic environment and standards within the eight (8) units which make up the Golden Eagle community. The goal of the ACC is to assist all residents in understanding and complying with existing covenants, restrictions and by-laws of our community.
While each of the eight (8) units of our community have some very specific wording pertinent to their unit neighborhood, in general, all covenants, restrictions and by-laws are largely consistent in wording and application. The obligation of the ACC is to apply these covenants and by-laws uniformly and consistently across our Golden Eagle community. This includes the right to refuse to approve any submission, which in the opinion of the ACC Committee, is not suitable or desirable for any reason of pure aesthetics, inconsistent with the overall harmony of the respective neighborhoods or inconsistent with future development.
The purpose of architectural reviews is to maintain the community attractiveness for the enjoyment of residents, for the protection of property and to maintain home values. As such, no exterior property, building, structure, fence, dock or other improvement may be made, altered, structurally modified, installed, constructed or erected without the prior consent of the Architectural Control Committee (ACC).

Meeting Schedule: The ACC meets the 2nd and 4th Friday of each month commencing at 10:00 a.m., at the East Gate Office. There may be a need on occasion to change the date, time or location of a scheduled meeting. When this occurs, a notice of the change will be posted on the web page or you may contact the HOA office at 668-6578 for meeting confirmation.

The Architectural Control Committee shall be consulted for review and approval for any structural additions and/or modifications / new home construction / exterior upgrades and/or alterations.
The following covenant applies in all eight (8) units within Golden Eagle Community: “No structure of a temporary character, basement, tent, shack, tool or storage sheds, barns or other outbuilding of any type shall be located on any site or on any lands shown and/or set aside on a recorded plat as Green Areas at any time, unless approved by the Architectural Control Committee”.

ADDITIONS/NEW CONSTRUCTION
(A 10% deposit of the estimated project cost, not to exceed $5,000.00, will be required prior to project commencing. This deposit is refundable if there is no damage to HOA properties as the result of the project execution)
DECKS/PATIOS
(Structural additions/modifications, new construction, etc.)

DRIVEWAY
(Driveway installation, material change, driveway additions, etc.)
(A 10% deposit of the estimated project cost, not to exceed $5,000.00, will be required prior to project commencing. This deposit is refundable if there is no damage to HOA properties as the result of the project execution)
EXTERIOR PAINTING
(Exterior paint, trim painting, brick painting etc.)
FENCE
(Fence installation and modifications, include partial sections of fence)

If joining to a neighbor’s existing fence, please include a letter from your neighbor that explicitly states that they do not object to your connection to their fence.
LANDSCAPING
(For major landscape alterations only)
GAZEBOS AND PERGOLAS
(A 10% deposit of the estimated project cost, not to exceed $5,000.00, will be required prior to project commencing. This deposit is refundable if there is no damage to HOA properties as the result of the project execution)
POOLS
(In-ground pools only)
(A 10% deposit of the estimated project cost, not to exceed $5,000.00, will be required prior to project commencing. This deposit is refundable if there is no damage to HOA properties as the result of the project execution)
ROOFING
(New or replacement roof shingles or reconstructions and any major repairs and/or modifications)
TREE REMOVAL
(Pertains to any tree removal with a diameter of 12 inches or more)
Any tree request that includes a tree or trees close to a neighbor’s property line MUST either include a survey indicating the tree or trees are located entirely on the requester’s property OR a separate signed Tree Removal Application Form from each affected property owner approving the removal of the tree(s).
